Straight answers. Where a number depends on the lot or changes with the market, we say so and point you to the person who has today's figure.

The homes

Are the homes finished, or am I buying a build?+

Finished. All 28 homes are complete. You tour the actual home you would buy, and you can close in as little as 30 days with a preferred lender.

What is the difference between a Heritage Home and a Rooftop Residence?+

Heritage Homes (lots 1–7 and 22–28) are detached two-story homes, 1,901 sq ft, 3 bed / 2.5 bath plus bonus, with a front porch, private yard, Wolf/Sub-Zero kitchen and a two-car garage. Rooftop Residences (lots 8–21) are three-story duplex homes, 2,428 sq ft, 3 bed / 3.5 bath plus bonus, with a sky-deck lounge, a private deck off the primary suite, GE Café kitchen and a two-car garage.

What comes standard?+

Full-overlay soft-close cabinetry, Bianco Tiza quartz counters, solid-surface GemCore flooring throughout, a curated lighting package, Ecobee thermostat, Ring doorbell, and one of six interior color packages. The base price is the finished price.

Can I change finishes?+

Homes are complete in one of the six packages. Furnishings, closets, window treatments and appliance upgrades can be arranged through the design team before or after closing.

Is there a warranty?+

Yes. A builder warranty covers workmanship, systems and structure on a standard new-home schedule. The sales team provides the full warranty document with the purchase agreement.

The community

Is the community gated?+

Yes. Vehicle and pedestrian gates open from N 1st Ave, with resident access by code and app.

What are the HOA dues and what do they cover?+

Dues cover the gates, the landscaped paseo, outdoor kitchen, fire pit, bocce and corn-hole courts, dog park, common-area irrigation and exterior maintenance of shared elements. The current monthly figure and the HOA documents are provided with pricing; ask Chantel or Nathan for today's number.

Where do guests park?+

Every home has a two-car garage. Guests use street parking on W Willo Ct and W Holcomb Ln, plus designated guest spaces inside the gate.

Are pets allowed?+

Yes. There is a dog park with real grass on the paseo, and Encanto Park is two blocks away.

Can I rent my home out?+

Long-term leases are permitted subject to the HOA rules. Short-term rentals are restricted; confirm current rules in the HOA documents before purchasing as an investment.

Willo & the location

Is The Bower inside the Willo Historic District?+

Yes. The community sits between W Holcomb Ln and W Willo Ct, east of N 3rd Ave, inside the district boundaries. Willo is on the National Register of Historic Places (1990).

Do historic-district rules apply to my new home?+

The homes were approved and built to the district's standards. Day-to-day, exterior changes visible from the street go through the City of Phoenix historic-preservation review like any Willo home; interiors are yours.

How close is the light rail?+

The Central/Encanto Valley Metro Rail station is a four-minute walk. McDowell and Thomas stations also serve the district. Downtown is one stop; the airport Sky Train connection is on the line.

What school district is this?+

Phoenix Elementary School District (Kenilworth Elementary) and Phoenix Union High School District (Central High). Several charter and private options are within two miles. Verify enrollment boundaries directly with the districts.

What are property taxes like?+

Maricopa County assesses on a two-year cycle; new homes are taxed on full value from the first full year. Ask the sales team for the current estimate on a specific lot.

Buying

How do I get pricing?+

Pricing is by request so we can quote the specific lot, plan and current incentive. Request it from any lot on the site plan, or text Nathan (480.747.3782) or Chantel (480.526.0734). Same-day reply.

What incentives are available?+

Programs change by release and lot: preferred-lender rate buydowns, closing-cost credits, and a home-to-sell program through Young | Ottosen. The current incentive sheet is sent with pricing.

How fast can I close?+

Because every home is finished, as little as 30 days with a preferred lender. Cash closings can be faster.

Can I hold a home while I decide?+

Yes. A 48-hour courtesy hold after your tour, then a refundable reservation deposit to hold it longer while you complete pre-approval.

Do you work with buyers who have a home to sell?+

Yes. Young | Ottosen lists and sells your current home, with timelines coordinated to your Bower closing.

For agents

Do you cooperate with outside agents?+

Yes. Register your client before or at their first visit and you are protected. Co-op commission is paid at close; the current rate is on the agent price sheet.

How do I register a client?+

Text Nathan or Chantel with your client's name before the visit, or use the agent registration form on the contact page. You will receive the agent pack: price sheet, incentives, availability and a private tour link.

Is there a lockbox or self-tour?+

Models are staffed daily. Private showings of specific homes are by appointment so the right home is open and lit.
